Detached single family active units declined again to 3,733 available homes forsale which is a decrease of -21.3% over the previous month. Attached singlefamily also reported a decrease of -14.2% in active units from October toNovember bringing the count to 1,194. Both markets together represent 4,927units for sale.
Average sold price held relatively even at $443,321, with a slight bump in ASFto $293,593.
3,647 homes were placed under contract. A balanced market with a 6 monthsupply of inventory would require 21,882 active units.
Average days on market are higher at this point every year, 40 DOM for DSFand 33 for ASF. This increase is a welcome change for Buyers.
35.6% of DSF and 44.7% of ASF homes were under contract in 7 days or less,which caused 52.4% of homes to sell for at or over their asking price.
